    What is Air Tightness Testing?

    Part L Air Tightness Testing for Building Control

    Air tightness testing (sometimes referred to as an air permeability test) measures how much uncontrolled air leaks through the fabric of a building. Using specialist Pulse equipment, we measure air leakage through gaps, joints and construction details in the building fabric.

    The result shows how efficiently the building retains heat and whether it meets the required standards for Building Regulations compliance. For new builds this test is typically required under Part L, while existing buildings may also undergo air permeability testing to demonstrate improvements in energy performance or to support heat pump design.

    Part F Ventilation Testing

    In addition to air tightness testing, we provide ventilation testing for new-build dwellings and material change of use projects. Part F testing verifies that installed mechanical ventilation systems achieve the airflow rates specified within the dwelling ventilation design. This is typically required prior to Building Control sign-off.

    Using calibrated airflow measurement equipment, we verify that extract and supply ventilation systems achieve the airflow rates required by the design and Approved Document F. Part F ventilation testing can be undertaken alongside air tightness testing, helping to streamline compliance, identify any issues prior to sign-off and reduce the need for multiple site visits.
